W i n t e r P r e pa r e d n e s s for Homeowners Now that the winter months are upon us, homeowners should take extra caution to safeguard against injuries and damages from ice and snow. Walk your property frequently checking for any potentially hazardous areas. Tips to keep you safe: • Keep ladder jobs for dry, nice weather months. • Wear appropriate footwear with good traction. • Take small, careful, precise steps. • Keep your hands out of your pockets to break falls. • Avoid brisk walking or running. • Avoid distractions such as cell phones and texting while walking. Tips to keep your property safe: • Remove snow and ice as soon as possible and put down calcium chloride to melt ice. • Make sure walk areas are well lit. • Downspouts can cause icy patches to form; make sure drainage does not settle near sidewalks or driveways. • If you are out of town, arrange for someone to clear ice and snow in case of a storm. • Block off areas where icicles are hanging until they can be removed. • Check frequently for large holes and cracks in sidewalks which may form when water expands due to freezing temperatures. If someone falls on your property, your first step should be to contact your homeowners' insurance company. For the most part, liability insurance covers you if someone gets injured on your property. If you have liability insurance, you are probably covered. Liability insurance would not cover you if, however, an injury is deliberately caused by you or is caused by your negligence. To be a responsible homeowner, expeditiously remove any ice and snow that accumulates in your home's walkways and access areas. If you are a member of a homeowners' association, check with them to determine what areas, if any, you are responsible for maintaining. Stay safe.
