There are a variety of choices and approaches in basement waterproofing repairs or systems. They are all designed to tackle the problem but, as with many things, there are different opinions about which one is the most effective. The majority of basement problems are a combination of events. Therefore, the repairs or installation of a waterproofing system can vary widely. Regardless of what you choose, first make sure all the exterior problems have been taken care of – check out your home's gutters, downspouts or other drainage systems that are in place. Make sure they are working effectively and diverting water away from the home. Also, check the grade of soil around the foundation. It should slope away from the house to encourage water to flow away from exterior walls, not toward them. Here are some of the types of basement waterproofing solutions. Waterproofing primer or paint products: Most contractors agree that waterproofing paints or primers have limited sealing ability and are little more than a cosmetic solution, especially if the water source problem isn't addressed. Crack injections. Crack injections are only suitable for poured concrete foundations where seepage is coming from the walls and not the floors. You can't really use the crack injection method on foundations that are made of stone, brick or cinder block. Injecting the epoxy material into a crack can help prevent water from entering the basement, but many regard this as temporary fix and not a permanent solution. Exterior excavation waterproofing: This is usually the most expensive but also the most effective way to stop water from entering your basement. It is an especially good choice if the home is situated in a high water table area. This method involves excavating 6 to 8 feet down to the foundation wall footer and correcting drainage by installing new drainage tiles or a French drain system. In addition to the drain, waterproofing companies will also typically apply a waterproof material or membrane to the exterior wall's surface to make sure that water doesn't infiltrate it again. Considerations include cost, disruption to landscaping, porches, driveways, etc. Interior excavation waterproofing: Interior waterproofing methods cost less and are less invasive. A contractor will basically jackhammer the perimeter of your interior basement to install a new drainage and sump pump system. Along with the installation of a sump pump, a backup battery sump pump should also be installed (for use during power outages). Obviously, if the basement is already finished, this method can be pretty invasive, but if your basement is not finished, it is a much easier installation.
